Overview

Sweetwater is a new neighbourhood on the western edge of Queen Elizabeth Olympic Park and together with East Wick to the North, forms a new neighbourhood with over 1,850 homes. Sweetwater consists of 2 phases (Ph4 & 5) whereas East Wick consists of 4 phases (Ph1, 2, 3 & 7)

LLDC entered into a Development Agreement in 2015 with East Wick and Sweetwater JV (Balfour Beatty Ltd and Places for People) to deliver this new neighbourhood.

Sweetwater has an unparalleled location, framed by the parkland and waterways of Queen Elizabeth Olympic Park, River Lea and Lee Navigation. It benefits from being the transition point between two existing neighbourhoods with distinctly different characters; Hackney Wick and Fish Island to the west, and Stratford Metropolitan Centre to the east.

Sweetwater forms part of, but yet sits lightly separate from the busy Hackney Wick Neighbourhood Centre, Sweetwater will have a calmer more relaxed character, with a strong focus on family life. A new community hub housing a library, community centre and health centre at the heart of the site, along with the new Bobby Moore Academy at the junction of the River Lea and Lee Navigation will give this new neighbourhood a different emphasis to other new and emerging neighbourhoods at East Wick and Chobham Manor.

Sweetwater residents will be living in one of east London’s best-connected locations. Not only will they be just a short stroll from Hackney Wick, High Speed 1 rail services, The Docklands Light Railway, and within easy reach of the key interchange at Stratford station, the new homes will also be just moments from a network of convenient bus stops.

Alongside this overarching vision, private development is delivering change with rippling effects across the two neighbourhoods, mixing residential provision with flexible workspace, using an architectural language that is inspired by the industrial legacy of the area.

Sweetwater is located to the east of Hackney Wick and Fish Island, extending the existing neighbourhood across the Lee Navigation towards Queen Elizabeth Olympic Park.

East-west neighbourhood streets connect the phase with the Canal Park. Candy Park Walk is conceived as a liveable street with integrated play spaces and landscaped recreational areas. The proposed residential accommodation comprises a mix of apartments and town houses, with a focus on family living. Doorstep play is interspersed throughout the public realm and courtyards spaces. The building design has been developed by three different architectural practices to promote harmonising diversity across the phase.

Sweetwater Phase 4 will be delivering 373 homes.
