LLDC are currently working on a planning application for the refurbishment of the decommissioned Old Ford Water Recycling Plant which would consolidate the QEOP HQ and depot that are currently on separate sites earmarked for future development. As part of this works, it is intended that the nature reserve within the site will be enhanced to promote biodiversity on the site and around the perimeters, including the canal tow path, Greenway and Marshgate Lane.
OVERVIEW
The QEOP HQ and depot are currently contained in temporary cabins spread over two future development plots and their relocation would provide an opportunity to consolidate and downscale. Located on the southwestern border of the QEOP, the Old Ford Water Recycling Plant provides a suitable new home, given that the site is now decommissioned and looking for a new use. The refurbishment works would retain the existing building with some minor internal restructuring of the floor plates and cladding treatment to convert the space for its new intended use.
SUSTAINABILITY AND DESIGN AIMS
The redevelopment seeks to enhance the biodiversity on and around the site by creating new habitats for insects and birds, removing invasive species and providing a new sustainable drainage system.
Embodied carbon and operation energy targets have also been set with an aspiration to achieve a net zero design. Where possible, existing materials and equipment will be reused and repurposed to create the most value out of what is currently there.

CONSULTATION OUTCOMES
Public consultation on proposals was undertaken by LLDC as part of the Your Neighbourhood Talks event in March 2024 where members of the public were invited to comment on proposals for the project. The response received was positive.
