The London Legacy Development Corporation has selected Notting Hill Genesis to develop three strategic sites close to the newly refurbished Hackney Wick Overground Station, next to Queen Elizabeth Olympic Park.
Central to the project is the delivery of a new piece of high quality public realm at the station entrance which will help deliver a strategic north – south route, further improving links between the London Boroughs of Hackney and Tower Hamlets as part of a new network of streets and spaces increasing connectivity within the neighbourhood centre.
These sites are owned by the LLDC and form part of the LLDC and Hackney Council's Hackney Wick Central masterplan, which was granted outline planning permission in March 2019. The LLDC’s Hackney Wick sites will deliver approximately 190 new homes. This will include 50% affordable housing in line with the newly adopted London Plan and 4,500 m² of commercial space, including flexible retail and community facilities.
The LLDC’s vision is for a high quality development with well-designed new homes in keeping with the local area, attractive workplaces as well as retail and community spaces at the heart of a thriving new neighbourhood centre - as well as new affordable workspace that was safeguardeded through the masterplan to help protect Hackney Wick's renowned creative and cultural sectors.
Rosanna Lawes, Executive Director of Development at the London Legacy Development Corporation, said:
“This is a major step forward to deliver the next phase of the Hackney Wick Masterplan. The area has a unique character with a strong creative and manufacturing history. The design enhances the existing conservation areas and assets that reflect this history, it will achieve a level of architectural variety in their response to this rich context, as well as delivering exemplary performance in terms of sustainability. Notting Hill Genesis will create much needed affordable homes, workspace and public realm working alongside an award-winning team.”
Notting Hill Genesis was selected (subject to contract) via a procurement process utilising the Greater London Authority’s London Development Panel framework, LDP2. The team includes award-winning architects Hawkins\Brown, Delvendahl Martin and Studio Weave as well as Bow Arts as consultant workspace providers and HW based construction partner, ENGIE Regeneration Ltd.
James MacPherson new business director at Notting Hill Genesis, said: “This is a really exciting project providing new homes in a fantastic location with award-winning transport links on their doorstep. It will transform the area around Hackney Wick Station and include high-quality public realm and low-cost workspace and studios to help celebrate the huge creativity in this part of London.”
Marko Neskovic, Partner at Hawkins\Brown, said:
“We look forward to working with Notting Hill Genesis, Engie, Delvendahl Martin Architects and Studio Weave to complete LLDC’s ambitious vision for a rich mix of residential and commercial spaces around Hackney Wick station.”
