LLDC SEEKS NEW JV PARTNER TO DELIVER MAJOR MIXED USE DEVELOPMENT WITH 948 HOMES AT PUDDING MILL LANE

The London Legacy Development Corporation (LLDC) is seeking a joint venture development partner to deliver the last major development site on Queen Elizabeth Olympic Park.

The £675m project will deliver a vibrant and distinctive new local centre at Pudding Mill Lane.

Pudding Mill Lane is an outstanding site, with its 5.1 hectares located in a prime position on the southern edge of the Park.  The transport infrastructure is exemplary with Pudding Mill Lane DLR station at the heart of the development and Stratford Station, just a short walk away, giving access to 10 different rail lines including the Elizabeth Line.

A network of walking and cycle routes are available on Park and its facilities including London Stadium, the London Aquatics Centre and the ArcelorMittal Orbit as well as to the new UCL East campus and the culture and education district at Stratford Waterfront.

The development benefits from resolution to grant outline planning consent, which comprises some 948 homes, with a minimum of 45% affordable homes by habitable room. A diverse range of housing needs have been carefully considered, with at least 51% of homes with two or more bedrooms including apartments, townhouses and maisonettes, and provision for 40 dedicated later living homes.

Individuals and families will be supported with a nursery, health centre, community space, inclusive play areas and local courtyards with biodiverse planting, as well as the new neighbourhood centre with shops, cafes and restaurants adjacent to Pudding Mill Lane DLR station.

The vision for Pudding Mill Lane includes a minimum of 30,000sqm of floor space which will accommodate a rich mix of workspace, retail, community and leisure uses. Delivering ‘good growth’ with employment and skills opportunities for young people, and space for businesses to seed, grow and scale-up – complementing clusters of cutting-edge businesses at Here East, Hackney Wick and Fish Island Creative Enterprise Zone, East Bank and International Quarter London. It is expected that the Pudding Mill Lane development will generate around 2,000 jobs.

The successful partner will share LLDC’s vision and values to deliver the most successful legacy of any modern Olympic Games. It will build on the award-winning developments such as Chobham Manor and East Wick + Sweetwater, as well as the world-class sporting venues, international cultural bodies and universities which are already established at Queen Elizabeth Olympic Park.
