Pudding Mill Lane

Overview

Pudding Mill is one of five new neighbourhoods on the Park. It will deliver new homes to meet the needs of families, a new neighbourhood centre around Pudding Mill Lane DLR station, new workspace and improved connections between Queen Elizabeth Olympic Park to Stratford High Street and beyond.

Vision

Nestled between Bow Back River and Queen Elizabeth Olympic Park, close to Stratford and UCL's new campus, Pudding Mill Lane will be a thriving walkable new neighbourhood centre. 

With its own local high street, centred around the DLR station, Pudding Mill will provide significant workspace, local shops, places to eat, drink and socialise, with community space alongside lots of new homes.

It will be a diverse neighbourhood which attracts and meets the needs of people at different stages of their life with a range of well-designed and spacious homes that have fantastic views and access to the Park and rest of London. The delivery of Pudding Mill Lane is being driven by a 50/50 joint venture partnership between the London Legacy Development Corporation and Vistry Group, a leading provider of affordable mixed-tenure homes. The neighbourhood will deliver 948 new homes of which 45% will be affordable, including low-cost rent housing, ensuring a rich and diverse tenure mix. Excellent schools are on its doorstep and a new nursery will be provided.

Pudding Mill Lane will also deliver 30,000 sqm of high-quality commercial space for retail, community, and leisure uses. And is expected to provide workspace for around 2,000 jobs, creating opportunities for local East London residents, businesses, and start-ups. This will make a significant contribution to creating an innovation district on Queen Elizabeth Olympic Park - delivering 'good growth' in terms of employment and skills opportunities for local people, and space for businesses to seed, grow and scale-up.

Site Context

Pudding Mill Lane is a 5-hectare site to the south of Queen Elizabeth Olympic Park. It is located immediately south of Pudding Mill Lane DLR station. 

Currently Pudding Mill Lane is home to a variety of temporary uses including the ABBA Arena. Prior to this, during the Games, this was one of the most important places for a special group of people: athletes. Whether using the warm-up track or waiting to enter the Stadium to compete, this is where the physiotherapists, doctors, trainers and all the essential elements an elite athlete needs to perform were found. Other parts of Pudding Mill were used during the Games for transport, storage and other important ‘behind the scenes’ uses.

In the future Pudding Mill Lane will deliver new homes to meet the needs of families, a new neighbourhood centre around Pudding Mill Lane DLR station, new workspace and improved connections between Queen Elizabeth Olympic Park to Stratford High Street and beyond.

Programme

We hope to begin works on site in 2026, with the delivery of the first phase expected by 2029 and the final phase concluding in 2033.

Latest Project Progress

In December 2024, we established a joint venture partnership to deliver the Pudding Mill Lane development. As of March 2025, the joint venture is progressing with procurement of consultants, with appointments expected shortly.
